Renting YOUR APARTMENT

​If you are currently renting your apartment, looking to have your apartment professionally managed or reviewing your existing arrangement, I can help.  

​At First Avenue Property, I work closely with a Property Manager who specialises in Christchurch apartments.  We have found that in the current market tenants have a lot of choice.  This makes it imperative that you choose a property manager who can attract the best rent and tenants possible, within a reasonable time frame.

You will always be kept in the loop.  I make sure that you are up to speed when searching for new tenants.  I am only a phone call, text or email away should you wish to contact me or the Property Manager.

As owner, you and the tenants will deal with one property manager for all aspects of any tenancy.  Many property management companies separate out various functions, with one person showing the apartment, someone else doing the reference checks and another person doing the inspections – too confusing.  It is critical that you and the tenants have one point of contact for all dealings.  

Our tenant checking process is very detailed – we check for sound residential history, employment verification, landlord references and credit checking.  An upfront payment of one weeks rent in advance and a bond of four weeks rent – makes certain that we deal only with a high calibre of prospective tenant.

​APARTMENT MANAGEMENT FEES

A flat fee of 8% + GST of rent collected and any repairs and maintenance carried out on your behalf, plus credit checks of successful tenants.
We also provide scheduled inspections, administration, financial reporting and any tenancy issues, like Tenancy Tribunal hearings that may arise.  Some additional fees may apply.

​YOUR INCOME

​You decide whether you wish to be paid once or twice a month, following rent received from your tenant.
